A water heater often gives warning signs before it fails. If yours is past 10 years, noisy or rusty, it’s a good time to plan. That way you choose the right unit instead of rushing.

How do you know it’s time to replace your water heater?

  • The unit is 10 to 12 years old or older
  • Rust-colored hot water
  • Popping or rumbling from the tank
  • Water around the base
  • Hot water runs out sooner than it used to

Your tech will find the cause and explain it. Sometimes a repair is enough. Sometimes replacement makes more sense.

Florence city water comes from wells and the Pee Dee River. That’s about 60 percent wells and 40 percent river, per the city’s 2024 water report. If your hot water looks rusty, your tech will check whether it starts in the heater or the supply.

Which type of water heater fits your home?

  • Standard tank — Works like the tank most homes already have.
  • Tankless — Continuous hot water within its rated flow, in less space. Switching may need gas line or electrical changes. See Tankless Water Heaters.
  • Hybrid heat pump water heater — For electric homes. See Hybrid Water Heaters.

Your tech will walk you through the trade-offs for your home and household.

What happens when you replace a water heater?

  1. Your tech checks your current heater, the space and how your household uses hot water.
  2. They explain your options and recommend a size and type.
  3. Your tech quotes the job before any work starts.
  4. In the City of Florence, water heaters fall under the plumbing permit.

Common questions about water heaters

What size tank do I need?

One to two people usually need about a 40-gallon tank. Three to four people usually need about 50 gallons. Bigger households or big tubs may need a larger tank or a tankless heater. Your tech will look at how your household uses hot water before recommending a size.

Can I switch from tank to tankless?

Yes, many homes can switch from a tank to a tankless water heater. The switch may need gas line or electrical changes. We do plumbing and electrical work, so your tech can plan both. You’ll get the price before any work starts.

Do I need a permit for a water heater?

In the City of Florence, water heaters fall under the plumbing permit. It is on the city’s trade permit form. Florence County Building Inspection requires a permit to alter or repair a building.

Do I have natural gas?

A gas meter outside or a Dominion bill means your home has natural gas. Dominion Energy South Carolina provides it in Florence County. If not, propane works for a gas-style water heater. All-electric homes can look at a heat pump water heater.

Is a heat pump water heater right for your home?

The DOE says heat pump (hybrid) water heaters are 2 to 3 times as efficient as standard electric tanks. They need the right space to work well.

  • At least 700 to 1,000 cubic feet of air around the unit
  • A room that stays between 40 and 90 degrees
  • A drain nearby
  • Usually a 240-volt circuit

The unit also cools the room it sits in. A garage or utility room often fits well.

A new 240-volt circuit is electrical work, and we do that too. HVAC, plumbing, electrical and generators. One company, one number.

Duke Energy Progress offers rebates on some qualifying heat pump water heaters. Amounts and rules change, so check current terms with Duke Energy.

Gas or propane?

If your home has natural gas, a gas tankless heater gives continuous hot water within its rated flow. It also takes up less space than a tank.

Dominion Energy South Carolina offers rebates on qualifying gas water heaters. As of October 2026, the rules are:

  • You’re an existing residential Dominion gas customer
  • You’re replacing a gas heater with a gas heater
  • The new model is ENERGY STAR qualified
  • A licensed contractor installs it
  • You apply within 90 days

Check current amounts with Dominion before you buy.

No gas line at your house? Propane is widely available across the rural Pee Dee from regional suppliers. A propane heater needs a tank, set and filled by your supplier.

If your home is all-electric, ask whether a heat pump water heater fits your space.
